The Project

21Ø is a major redevelopment in Copenhagen, transforming a former industrial zone into a sustainable, mixed-use district targeting DGNB Gold certification. The challenge: secure tenant commitments without a built environment to show.

The Approach

Pre-leasing requires more than floor plans. NOR3D developed an immersive 3D environment accessible to leasing teams and prospective tenants at any time. Marketing imagery and cinematic walkthroughs showed the vision. A centralized online platform enabled real-time collaboration between developers, brokers, and clients.

The 3D environment became the primary sales tool. Tenants could explore spaces, test layouts, and commit with confidence before the façade rose. No guesswork. No waiting for construction milestones to start negotiations.

The Result

80% of spaces pre-leased before façade completion. Visual assets accelerated negotiations, reduced tenant uncertainty, and established early loyalty. The project moved through critical commercial milestones ahead of schedule, with leasing revenue secured before traditional sales timelines would have even begun.
